Can Water Leak Through Stone?

It’s a common misconception that stone, being one of the most solid and enduring building materials, is impervious to water. While stone walls are incredibly strong and can last for generations, they aren’t naturally waterproof. In fact, water can—and often does—find its way through them, especially under the right (or rather, wrong) conditions.

The real issue usually isn’t the stone itself, but how it’s laid and maintained. Most older homes with stone foundations were built long before modern sealing techniques existed. Over time, shifting soil, poor drainage, or a lack of proper leveling during construction can cause the structure to settle unevenly. This leads to cracks, gaps, and even bowing walls—creating perfect entry points for moisture.

Even the tightest stone wall can become a pathway for water if the mortar deteriorates or if the structure shifts.

Seasonal freeze-thaw cycles only make things worse. Water seeps into tiny cracks, freezes, expands, and gradually widens those fissures. Before long, what started as a minor flaw becomes a persistent leak, especially noticeable in basements or crawl spaces.

Additionally, the absence of a proper moisture barrier behind the stone means that even without visible cracks, dampness can wick through the masonry via capillary action—slowly saturating the interior walls.

So while stone may look impenetrable, it’s far from immune to water damage. Regular inspection, proper grading around the home, and timely repairs are essential in keeping these sturdy walls truly protective. For older homes, retrofitting with interior drainage or sealants can go a long way in preserving both the foundation and the peace of mind of those living above it.
